Roleplay Before Showing Your House

Selling your house is an important sale to make and the better prepared you are the more likely you are to close the deal.

Grab a neighbor or friend when you’re ready and ask them to play the part of a buyer while you practice your sales routine. Greet them at the door as planned and go through your house to point out what you think should be the best feature of each room. Once you’ve finished ask for a critique. Also ask about anything you may have missed along the way. When we live somewhere for a period of time we tend to overlook things we see every day. Adjust your talking points and your script and try it again. When you believe you have it down pat, ask your roleplaying ‘buyer’ to play devil’s advocate and throw some tough questions at you. This will help you to avoid feeling blindsided by any off the wall questions or comments a buyer might express.

Business people and those in the sales industry know the value of a rehearsed sales pitch. Powerpoint presentations are common in today’s world and they are most definitely rehearsed ahead of time and the presenter has polished the talk before you ever see it. Little is done ‘off the cuff’ where a sale or important presentation is at stake.
